Without that preapproval letter in hand, you risk falling in love with a property outside your budget or losing a solid offer to another buyer who came prepared.

A preapproval letter from a financial institution or lender signals to sellers that you’re a serious, qualified buyer. It also tells you the exact amount you can borrow based on your assets, income, debt, and credit score and history, so your search stays focused from day one.

2. Don’t Let Emotions Drive Your Offer

Walking into a property and immediately picturing your life there is part of the experience, but don’t let that work against you. Buyers who let their feelings lead them tend to overbid, gloss over red flags, or ignore details buried deep in the listing.

Winning a bidding war feels great until the unaffordable mortgage payment and leaky basement announce themselves after closing. Holding firm on your budget and contract specifications, even when it's hard, is what keeps you financially stable after the honeymoon phase of home buying fades.

A few hundred dollars for a certified home inspection is a small investment compared to what surprises can cost once you own the property.

4. Don’t Ignore the Additional Costs of Homeownership

Many first-time homeowners think they can afford their new monthly mortgage payment but overlook ongoing expenses such as homeowners' insurance, routine maintenance (i.e., HVAC and pest control), utilities (i.e., garbage collection, internet, gas, and water), homeowner’s association fees, and unexpected repairs.
