Buying a horse ranch or equestrian property is one of the most wonderful and rewarding investments you can make. However, it may feel complicated at first, as horse farms in Kentucky require careful evaluation of land, infrastructure, water, zoning, and a dozen other factors that impact the everyday realities of horse ownership.

Assessing Acreage and Pasture Quality on a Horse Property

We recommend 1 to 2 acres of high-quality pasture per horse, taking into account the climate, soil, and grazing pressure. Walk every pasture yourself, checking for solid grass coverage, well-drained ground that won't turn into a mud pit, and horse-safe perimeter fencing.

Considering Location and Access for Horse Farms in Kentucky

You can enjoy a horse property close to town or way out in the country. While it might be nice to be close enough to an equine veterinarian and a large-animal emergency clinic for regular and immediate medical care, equine vets make farm calls all the time.

Road access also matters, since large trailers and feed delivery trucks need to get in and out easily. You’ll also need reliable cell service and internet access.

Having an Adequate Water Supply for Your Equestrian Property

An equestrian property must have a reliable, high-volume water source, as average-sized horses typically drink around 10 to 12 gallons of water per day, and more in summer heat or during lactation.

It’s essential to determine whether the property’s water is from a well, municipal water, or natural sources such as ponds or creeks, and to have the wells tested for flow rate and quality. Ponds can serve as a supplemental resource, but they should never be the sole supply. Automatic waterers in stalls and paddocks are also a practical bonus.

What to Inspect on a Horse Ranch for Sale

While some folks may not want or need a proper barn at their horse farm, many get by with a run-in shelter to keep their horses out of the sun, rain, and colder temperatures.

  • Footing: The footing inside run-in shelters needs to be free of health hazards before you move your horses in.
  • Chew Damage: Check the shelter’s exposed wood, especially load-bearing parts, for damage. Any issues must be addressed before moving your horses inside.
  • Drainage: Look for good drainage in and around structures.
  • Storage: Feed and hay storage areas should be dry and rodent-resistant. It’s best to avoid storing hay on the ground directly, but if you must, create a gravel pad several inches thick to raise it above ground level.
  • Electrical: Systems should be up to code, as old wiring is a real fire risk.

For those who do want a barn at their equestrian property, here’s what you should look for, in addition to the above, when touring a horse ranch that’s for sale:

  • Stall size: The standard stall size for horses is 12x12 feet, and anything smaller is below par. Larger-sized horses will do better in a 12x14 or 14x14 stall.
  • Ventilation: Proper airflow is non-negotiable for a horse’s respiratory health; you want fresh air going in and stale air going back out. Proper ventilation also helps cool the barn in the summer and controls moisture and odor in the winter.

Should a Horse Ranch Have Riding Facilities?

A horse ranch with riding facilities depends on whether you want a solely working ranch or not. For example, if you want riding facilities on the property, an outdoor arena should have quality footing, like sand, rubber, or a sand-rubber blend.

A covered or indoor arena matters in regions with unpredictable weather, like spring and fall throughout Kentucky, and will add even more property value. And if there’s trail access from the property, that’s another key asset.
